Position Summary
The Entitlement-Development Research Specialist oversees tasks associated with the development of raw land processed and subdivided into plots ready for excavation services. This position also manages the creation of neighborhood development.
Essential Duties and Responsibilities
- Learn the nuances of City code, utilizing knowledge, presentation skills, and relationship management skills to lead meetings and promote approvals during City meetings
- Coordinate with all SMH departments on new Master community design
- Create proformas to show gross margin per product on a Master community
- Identify pressure points between the entitlement and development timelines and start schedules to complete the land entitlement process with the local governing body, on time
- Manage the entitlement and development processes of all offsite lots and ensure the property is build-ready
- Track development anomalies or customer declarations and foster open communication between all parties involved
- Organize and maintain all legal documents and plats in their respective folders in SharePoint, ensuring up-to-date documents/plats are always available for the use of all SMH employees
- Confirm the status of developments and milestone deadlines to individuals across the company – this person is the quarterback for all new development under their control
- Update the development schedule/dashboard on a weekly basis
- Understand and manage the city development permitting requirements for the Company
- Manage the preconstruction schedule; performing weekly development inspections and maintaining records for each development and phase
Qualifications and Skills
- Excellent organizational and project management skills required
- Superior interpersonal skills and ability to communicate effectively to large groups
- Analytical and data science skills preferred
- Valid driver’s license and clean driving record
- Must be at least 21 years of age to drive a company vehicle
Work Environment and Physical Requirements
- Works outdoors in a non-temperature-controlled environment, with medium to high noise levels
- Frequently required to stand, walk, and sit in a vehicle
- Occasionally required to climb, lift, pull, and push objects up to 70 pounds
